    FAQs

    WHEN SHOULD I SELL MY HOME?

    Historically, February, March and September have been the months with the highest sold price to asking price ratio in the GTA and are notorious for some of the strongest bidding wars. Whereas December and January are typically the slowest months.  Depending on the type of property you own, having fewer competing properties during the slower months might have a huge advantage. It’s best to discuss the advantages and disadvantages of timing the listing of your home with your real estate agent.


    SHOULD I SELL BEFORE BUYING?

    The answer is dependant upon both your personal goals and the current market conditions. If you’re buying an in-demand property and listing a less desirable one, you will want to consider selling before buying. It’s highly recommended that you discuss with your real estate agent the pros and cons regarding buying or selling first, so that you can make the most informed decision.


    DO I NEED A REALTOR® TO SELL?

    Selling your own home can require a large amount of time and effort, and you may not end up receiving as high a price for your home as you might if you were to use an agent. Additionally, you will need to organize and co-ordinate all advertising and showings of your home, ultimately taking longer to find an interested buyer.


    Some prospective buyers may feel uncomfortable viewing the home with the owner, and may not be as open to providing feedback. Buyers will typically try to lower your sale price knowing you do not have to pay a commission to the REALTOR®. Lastly, sellers will not have the benefit of a trained professional in regard to potential liability issues.



    DO OPEN HOUSES WORK?

    As a Seller, you want to make it as easy as possible for Buyers to view your home, and open houses allow for the convenience of Buyers to view during that time period. This is also an excellent opportunity for Buyers to be shown all the features and upgrades of your home that might be missed during regular showings by a Buyer’s REALTOR®. In most cases, it’s highly encouraged to have a public open house during the first weekend of going to market.


    IS MARKETING REALLY EFFECTIVE?

    A comprehensive marketing campaign is essential to exposing your home to more Buyers, and that reaching more Buyers is vital to receiving the highest price possible. Effective marketing targets Buyers both online and offline. In fact, 92% of Buyers nowadays search for a home online, so it is imperative they are viewing
    your home.


    DO I NEED A FOR SALE SIGN ON MY LAWN?

    There are Sellers that prefer not to have a ‘For Sale’ sign on their lawn. While it’s completely within your rights to request no sign, keep in mind that exposure to Buyers is critical to receiving top dollar for your home. Your neighbours already love your neighbourhood – why not let them know your property is for sale so they can spread the word to friends and family?


    WHO PAYS THE ONTARIO LAND TRANSFER TAX?

    Buyers of homes and condominiums in Ontario pay land transfer tax when they purchase a property – the Seller will never pay. Your lawyer will arrange for land transfer taxes to be paid when the deed to the new home is transferred in your name (on closing day).
